City ordinances require that dwellings be setback 30 feet <br />from property lines adjacent to streets. <br /> <br />2. Mr. Peterson is requesting a variance to allow him to <br />construct a 7x7 foot addition onto his existing dwelling to <br />enclose the entry area on the north side of the dwelling. <br />The proposed addi tion would be setback 23 feet from the <br />property line adjacent to Millwood instead of the required 30 <br />feet. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the variance. The Committee believed there were no other <br />al ternati ves to the proposal and that the addi tion was a <br />minimal size and would not adversely impact the property. <br /> <br />4. All affected property owners approved the minor variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists. <br /> <br />2. Grant the variance based on the finding that there are <br />hardship or practical difficulties on the site. <br /> <br />policv Ob;ectives: <br /> <br />1. To insure that development occurs consistent with the Cityls <br />zoning ordinance. <br /> <br />2. To grant variances where hardship or practical difficulties <br />exist. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve John <br />Peterson's request for a 7 foot variance at 2945 N. Albert <br />Street. <br />
