BACKGROUND <br /> <br />Walgreen's is interested in building a new drugstore at the corner <br />of County Road C and Rice Street on property that was previously <br />occupied by a rental business and a service station. The site is <br />very small for a business property (less than an acre). The <br />previous businesses were hampered by lack of parking and had <br />parking and pavement directly out to the right-of-way line. with <br />the redevelopment of the site, the County Highway Master Plan <br />requires the dedication of additional right-of-way on both County <br />RoadC and Rice street, making the property smaller yet. <br />Walgreen's has worked with the City staff to devise a site plan <br />that fits a modest-sized building (12,500 square feet) on the site <br />with the right number of parking spaces and proper setbacks. with <br />the requirement for more right-of-way dedication, the site plan <br />cannot work and Walgreen's is requesting variances to the setbacks <br />to allow the site to function as it would have without the <br />additional encroachment of right-of-way. <br /> <br />2.
