<br />NARRATIVE <br /> <br />Our horne, breezeway and garage were built in the 1940's on a <br />80' by 20' inclined lot. The North 65 feet of the lot are <br />level with Minnesota Avenue. At 65 feet South of the North <br />property line, the terrain slopes sharply downward until 85 <br />feet South of the North property line at which point it <br />continues it's downward slope more gradually. The City has a <br />sewer easement through the South 20 feet of the lot. <br /> <br />The existing structures are located on the only level part of <br />the lot which is the North 65 feet. The house is set back 26 <br />feet from the North property line. The North property line <br />is 18 feet South of the back edge of the curb on the South <br />side of Minnesota Avenue. It is set back 32 feet from the <br />West property line and 42 feet from the East edge of Marion <br />Street, which has no curb. <br /> <br />The garage/breezeway are set back 44 feet from the North <br />property line, 6 feet from the West property line and 16 feet <br />from the East edge of Marion Street. <br /> <br />The structural condition of the breezeway/garage is very <br />poor. A great deal of the wood has decayed. These <br />structures are dysfunctional due to inadequate dimensions. <br /> <br />The new structure would be 4 feet narrower and 7 feet deeper. <br />It must be at least 27 feet deep to accommodate our 18 foot <br />fishing boat which is 25 to 26 feet in total length on its <br />trailer. (We have been contacted by the city in the past <br />because our boat has been in our driveway for more than the <br />allowed 72 hour period.) <br /> <br />The proposed use of the land and buildings would remain <br />unchanged from its current usage. <br /> <br />Our existing structures violate current zoning ordinances, <br />regarding setbacks from streets/property lines. We are not <br />asking to put a structure where one does not already stand <br />but to remove the two dilapidated structures and build one <br />new structure in its place. We are requesting a variance <br />because it is the most suitable location to have a garage. <br />Listed below are the nature of the hardships that justify the <br />reasons for the said variance: <br />
