The City Council has previously approved a planned unit <br />development to allow the expansion of the Conoco Station at <br />the corner of County Road C and Snelling Avenue and to allow <br />for the construction of a Jiffy Lube at the corner of county <br />Road C and Lincoln Drive. A condition of that approval was <br />that the property be platted. <br /> <br />2. Har Mar Inc. has submitted a preliminary plat which includes <br />the above mentioned property as well as the vacated frontage <br />road and Midway Ford. <br /> <br />3. The Roseville Planning commission unanimously recommended <br />approval for preliminary and final plat at the northwest <br />quadrant of County Road C and Snelling Avenue North with the <br />following conditions: <br /> <br />a. That all engineering work be completed and approved by <br />City staff before the final plat is considered. <br /> <br />b. The 20 foot light rail easement be dedicated with the <br />understanding that if it is needed for transit purposes, <br />all parking, landscaping, and other use of the easement <br />will be moved and the required City front yard setbacks <br />to the easement will be provided. <br /> <br />c. The title question related to the Gluek parcel will be <br />resolved to the satisfaction of City staff before the <br />final plat is considered. <br /> <br />Alternatives: <br /> <br />1. Deny the preliminary and final plat if it is found that the <br />plat does not meet City standards and would be detrimental to <br />the general health, safety, and welfare. <br /> <br />2. Approve the preliminary plat based on the finding that the <br />plat would meet all City subdivision standards and would not <br />
