They enjoy their <br />neighborhood and, rather than look for a new house in another location <br />to meet their space requirements, they are planning to build a family <br />room addition and a new three car attached garage (they currently have a <br />one car garage). Recently, to begin to effect this goal, the Hopstocks <br />have purchased from the City a parcel of land to the east (P.I.N. 17- <br />29-23-14-0041) which provides vehicle access from Hythe Street. <br /> <br />This purchase of property changes their front yard to Hythe Street, the <br />shortest of two property lines between Hythe & South Rosewood Lane. Their <br />existing house, then leaves a rear yard setback of 26' ±. The proposed <br />garage is thus oriented to the new front yard at Hythe. The existing one <br />car garage will become a master bedroom suite. <br /> <br />The siting of the new garage addition attempts to preserve the existing <br />mature trees on the site. To avoid removing a 24" diameter silver maple, <br />the proposed garage is set at 19'-0" from the east (front) property line <br />and then steps back to 21'-6" to keep with the intent of the normal 30'-0" <br />front yard setback. The Hopstocks purchased the new parcel of land hoping <br />to satisfy their space needs while preserving these J1IIØ:1!ure trees. <br /> <br />We are therefore requesting a minor Variance in the front yard setback for <br />the proposed garage addition. The side yard setback is more than required <br />by ordinance.
