To: Rick Jopke ¡ff
From: Douglas Strong
Re: Planning File #2490 & #2494
Date: February 2, 1993

This file deals with a Preliminary/Final plat and Variance at
2775 Snelling Avenue (Midway Ford). The engineering staff has
reviewed this proposal and has the following recommendations:

1. Need plans showing reconstruction of part of the existing
storm sewer. These plans also need to show the proposed
grading/drainage plans for the changes is the parking lot.

2. If part of the existing storm sewer is to be vacated and
become part of Midway Fords drainage system, the cost of
maintenance for that part will be Midway Fords. The City
will not maintain a storm sewer system which only services
private parking lots.

3. There are N.S.P. Electric and U.S. West phone boxes
existing along the existing right-of-way which is to be
vacated. These will have to be removed and relocated and
any charge for this work will be Midway Fords or the
utility companies.

4. A letter stating that Midway Ford will replace or pay for
the replacement of any part of the existing or new fence
which is built over the City of Roseville sewer easements
if any part has to be removed for maintenance work.

5. Concrete curb and gutter work along Terrace Drive and or
Lincoln Drive must meet Roseville's standards.

6. The proposed plans show two new driveway openings along
Lincoln Drive and the existing opening proposed to be
closed, which must meet city standards.

7. The proposed plans also show a new pylon sign along the
east side of Lincoln Drive which does not meet city setback
requirements.

8. The proposed new fence must be built on Midway Fords
property only. None of the fence can be on city or state
right-of-way.
