The City approved a plat for Mr. Struble in 1991 which <br />platted his property into three lots. One of the lots was an <br />outlot which was land locked and would not be developable <br />until such time as the adj acent property was developed and <br />street frontage is provided to Mr. Struble's outlot. <br /> <br />2. The adjacent property owner has begun filling his property in <br />a manner which would make it unlikely that street access <br />would be provided to Mr. Struble's outlot. <br /> <br />3. Mr. Struble is now requesting a division of a lot to <br />rearrange the lot lines to create a flag lot out of the <br />outlot giving it frontage on McCarrons Boulevard. <br /> <br />4 . The Planning Commission unanimously recommended approval of <br />Roy Struble's request for division of a platted lot at 475 <br />McCarrons Boulevard. <br /> <br />Alternatives: <br /> <br />1. Deny the lot division based on the finding that the proposed <br />subdivision would not meet the City's subdivision regulations <br />and would be detrimental to the general health, safety, and <br />welfare of the neighborhood. <br /> <br />2. Grant the variance based on the finding that the property <br />would be consistent with the City's subdivision regulations <br />and would not be detrimental to the general health, safety, <br />and welfare of the neighborhood. <br /> <br />policy Obiective: <br /> <br />1. To insure that development occurs consistent with the City's <br />subdivision and zoning ordinances. <br /> <br />2. To encourage development of additional single family <br />dwellings in the community. <br />
