Background: 1. The City approved a plat for Mr. Struble in 1991 which platted his property into three lots. One of the lots was an outlot which was land locked and would not be developable until such time as the adj acent property was developed and street frontage is provided to Mr. Struble's outlot. 2. The adjacent property owner has begun filling his property in a manner which would make it unlikely that street access would be provided to Mr. Struble's outlot. 3. Mr. Struble is now requesting a division of a lot to rearrange the lot lines to create a flag lot out of the outlot giving it frontage on McCarrons Boulevard. 4 . The Planning Commission unanimously recommended approval of Roy Struble's request for division of a platted lot at 475 McCarrons Boulevard. Alternatives: 1. Deny the lot division based on the finding that the proposed subdivision would not meet the City's subdivision regulations and would be detrimental to the general health, safety, and welfare of the neighborhood. 2. Grant the variance based on the finding that the property would be consistent with the City's subdivision regulations and would not be detrimental to the general health, safety, and welfare of the neighborhood. policy Obiective: 1. To insure that development occurs consistent with the City's subdivision and zoning ordinances. 2. To encourage development of additional single family dwellings in the community.
