<br />PLANNING REPORT <br /> <br />DATE: <br /> <br />14 April 1993 <br /> <br />CASE NUMBER: <br /> <br />2496 <br /> <br />APPLICANT: <br /> <br />Roy Struble <br /> <br />LOCATION: <br /> <br />475 McCarrons Blvd. <br /> <br />ACTION REQUESTED: <br /> <br />Division of Platted Lot <br /> <br />1. BACKGROUND <br /> <br />A few years ago Mr. Struble platted his property into three <br />parcels - one for his home, one vacant lot, and an outlot that was <br />landlocked. It was thought at the time that the outlot might be <br />accessed from his neighbor's property when the neighbor developed <br />his property, although there was no formal agreement to do so. <br />The neighbor has begun development of lots on his property and it <br />does not provide access to Mr. Struble's outlot. Mr. Struble is <br />requesting a division of lot to rearrange the lot lines on his <br />parcels to create a flag lot out of the outlot, giving it access <br />to McCarrons Blvd. <br /> <br />2 . DEVELOPMENT SUMMARY <br /> <br />City Code requires single family lots to be at least 11,000 square <br />feet in area, at least 85' wide and, in the case of flag lots, <br />have at least 30' of frontage on a public street. <br /> <br />The proposed division will created two flag lots from the former <br />Lot 2 and Outlot A. The West Parcel will be about 18,000 square <br />feet in size, 107' wide in the back part of the lot, and will have <br />30' of frontage on McCarrons Blvd. The East Parcel will be about <br />15,000 square feet in size, 90' in width, and will have 60' of <br />frontage on the street. <br /> <br />Both lots meet the Code minimums and the grades on site appear to <br />be suitable for driveways and building pads. <br /> <br />3. CONCLUSION & RECOMMENDATION <br /> <br />We recommend approval of the request. <br />
