<br />APPLICATION NARRATIVE <br />CITY OF ROSEVILLE <br /> <br />Application Narrative for the City of Roseville to accompany <br />request for division of platted lot concerning the following <br />property: <br /> <br />That part of the Northwest Quarter of <br />Southwest Quarter (NWl/4SWl/4) of Section 5, <br />Township 29 North, Range 23 West, Ramsey <br />County, Minnesota, lying Northwesterly of <br />Northwesterly right-of-way line of State Trunk <br />88; except the West 330.40 feet thereof. <br /> <br />Applicant requests that the above-described parcel of property <br />be allowed to be divided from the existing parcel of which it is <br />presently part. The reason for the request for the division of <br />platted lot is as follows: <br /> <br />1. The above-described parcel is divided and separated from <br />the main parcel as a result of the location of State Trunk 88. <br /> <br />2. The parcel should be divided because the main parcel of <br />which the above-described property is part of is zoned industrial <br />whereas the above-described parcel is presently zoned LR with a <br />present comprehensive plan designation as HR. <br /> <br />3. Applicant has no intention of further subdividing the <br />above-described parcel. <br /> <br />4. The requested division of the platted lot will be <br />consistent with the character of the surrounding area. <br /> <br />5. The proposed lot will be comparable with those already <br />existing in the immediate neighborhood. <br />
