BACKGROUND <br /> <br />Williams Pipe Line Company owns a large rectangular parcel. at the <br />western edge of the City. This parcel is crossed by Highway 88, <br />leaving a triangular parcel in the northwest corner separated from <br />the rest of the parcel south and east of the highway. Williams <br />wanted to donate the triangular parcel to a non-profit <br />organization, but discovered that it is not recorded as a separate <br />parcel. The request is for a division of lot to officially record <br />what has been assumed for years - two distinct lots separated by <br />the highway. <br /> <br />2. DEVELOPMENT SUMMARY <br />Northwest Parcel 2.78 acres <br />Southeast Parcel 7.08 acres <br />Hwy 88 R.O.W. 4.75 acres ( approx. ) <br /> ----- <br />TOTAL 14.61 acres <br /> <br />The northwest parcel is guided HR High Densi ty Residential and <br />zoned R-l Single Family Residential. The southeast parcel is <br />guided Industrial and zoned I-2 General Industrial. <br /> <br />We have not received a survey of the lot division from the <br />applicant. <br /> <br />3. CONCLUSION <br /> <br />From a practical standpoint, the requested lot division <br />change conditions at all - the property in question <br />divided by the hiqhway right-of-way for many years.
