BACKGROUND <br /> <br />Mr. Nelson owns a lot on Hamline, recently rezoned from R-4 to <br />R-2, which used to be two separate lots. They were combined into <br />one tax parcel and he now wants to redivide the property into two <br />separate parcels. There is currently a house on the north half of <br />the property. <br /> <br />2. DEVELOPMENT SUMMARY <br /> <br />City Code requires R-2 lots to be at least 11,000 square feet in <br />area and at least 85' wide. The proposed lots will each meet the <br />minimum Code standards, since they were standard platted lots <br />before they were combined. The applicant has not shown us a <br />drawing indicating the exact location of the existing home, so we <br />do not know if the minimum setbacks to the new lot line will be <br />met. <br /> <br />There is a small piece of right-of-way at the south end of the <br />property that needs to be dedicated to comply with the Ramsey <br />county Master Plan. The area in question is 11.5' wide and an <br />additional 10' of right-of-way is needed. <br /> <br />3. CONCLUSION & RECOMMENDATION <br /> <br />We recommend approval of the request with the condition that the <br />necessary 10' of right-of-way be dedicated and if the applicant <br />can provide City staff with assurance that the existing house will <br />meet the minimum side yard setback to the new lot line. <br />
