PLADfIBG RBPORT

DATE:

14 April 1993

CASE NUMBER:

2501

APPLICANT:

David Nelson

LOCATION:

1716 N. Hamline Avenue

ACTION REQUESTED:

Division of Platted Lot

1. BACKGROUND

Mr. Nelson owns a lot on Hamline, recently rezoned from R-4 to
R-2, which used to be two separate lots. They were combined into
one tax parcel and he now wants to redivide the property into two
separate parcels. There is currently a house on the north half of
the property.

2. DEVELOPMENT SUMMARY

City Code requires R-2 lots to be at least 11,000 square feet in
area and at least 85' wide. The proposed lots will each meet the
minimum Code standards, since they were standard platted lots
before they were combined. The applicant has not shown us a
drawing indicating the exact location of the existing home, so we
do not know if the minimum setbacks to the new lot line will be
met.

There is a small piece of right-of-way at the south end of the
property that needs to be dedicated to comply with the Ramsey
county Master Plan. The area in question is 11.5' wide and an
additional 10' of right-of-way is needed.

3. CONCLUSION & RECOMMENDATION

We recommend approval of the request with the condition that the
necessary 10' of right-of-way be dedicated and if the applicant
can provide City staff with assurance that the existing house will
meet the minimum side yard setback to the new lot line.
