, " . , FEBRUARY 23, 1993 PLANNING DEPARTMENT CITY OF ROSEVILLE, MINNESOTA RE: VARIANCE APPLICATION FOR McCARTHY OLDS--GMC SIRS, in regard for the above application for v~riance: On March 27th, 1QQ2, the General Manager of McCarthy's, Mr. Steve Rubin, met with Mr. Jopke to work DUt an agreement which would have allowed the placement of a nine foot by nine foot (9'x9') Used Car Sign at the southwest corner of the McCarthy lot; adhering to the City's thirty foot (30') setback requirement and to be set at a height of twenty-eight feet (28'). At the time, Mr. Rubin was advised that an ordinance change was possible. Due to red tape the proposal was not approved for Mr. Rubin tD proceed until December, 1992, by which time the ordinance had changed. We request a variance to allow Mr. Rubin to place the aforementioned sign in the required area at the previously agreed height for the following reasons: A. At the present allowable height of twenty feet (20'}, visibility would be partially restricted from the south and completely Db- structed from the north B. Adjacent signage exceeds allowable code height and is not set back from the property line, thus there is complete visual obstruction ft~om the not~th C. Mr. RI.lbin is willing to remove the eleven foot by eleven foot (11'xl1') Used Car Sign from the Highway 35W side and the four foot by fout~ foot (4' x 4') ItSet~vice" sign ft~om the Long Lake Road side; also to abide by the thirty foot (30') setback requirement as per the original agreement. Currently, no other signs on Long Lake Road are as low as twenty feet (?0').
