In 1992, the city granted a lot division that split off a <br />piece of Virginia Tschida's property which was sold to Sam <br />Cave. Mr. Cave is now requesting that this parcel be <br />subdivided into four new lots for single family development. <br /> <br />2. The Planning Commission unanimously recommended approval of <br />Cave and Associates request for preliminary and final plat <br />approval at 2960 Western Avenue with the following <br />conditions: <br /> <br />1. That the owners grant the City a 10 foot wide visual <br />access easement along the inside curve of the Western <br />Avenue frontage. The easement would prohibit any <br />significant obstruction to visibility from the ground to <br />8 feet off the ground within a 10-foot setback from the <br />right-of-way line. If the access to the property is <br />built off Western Avenue, the property owners will be <br />required to maintain the easement free of such <br />obstructions. <br /> <br />2. That grading plans be submitted for review and approval <br />by ci ty staff for any new building permits that are <br />requested on any of the lots. <br /> <br />3. That a driveway turnaround be provided on any lot if it <br />is developed. <br /> <br />Alternatives: <br /> <br />1. Deny the application based on the finding that the proposal <br />is consistent with the City's subdivision regulations and <br />will not be detrimental to the general health, safety, and <br />welfare. <br /> <br />2. Approve the subdivision based on the finding that the <br />proposal would be consistent with the City's subdivision <br />ordinances and would not be detrimental to the general <br />health, safety, and welfare. <br />
