On May 24, 1993, the City Council approved Cave and <br />Associates request for a preliminary plat at 2960 Western <br />Avenue with the following conditions: <br /> <br />1. That the owners grant the City a 10 foot wide visual <br />access easement along the inside curve of the Western <br />Avenue frontage. The easement would prohibit any <br />planting or other significant obstruction to visibility <br />from the ground to 8 feet off the ground within a 10 <br />foot setback from the right-of-way line. There shall <br />also be no visual obstructions within the right-of-way. <br />If the access to the property is built off Western <br />Avenue, the property owners will be required to maintain <br />the easement free of such obstructions. <br /> <br />2. That grading plans be submitted for review and approval <br />by ci ty staff for any new building permits that are <br />requested on any of the lots. <br /> <br />3. That a driveway turnaround be provided on any lot if it <br />is developed. <br /> <br />2. The hearing for the final plat was continued to the July 12, <br />1993 City Council meeting. <br /> <br />3. As of this writing, the applicant has not been able to <br />complete the necessary application materials and final plat <br />drawings. <br /> <br />staff Recommendation: <br /> <br />1. It is recommended that the City Council continue the hearing <br />on Cave and Associates Ltd. request for final plat approval <br />at 2960 Western Avenue to the August 9,- 1993 City Council <br />meeting. <br /> <br />Council Action Requested: <br />
