The City's SC Shopping Center zoning district regulations <br />require that a special use permit for site plan approval be <br />approved. The code specifically notes that such a permit <br />application can contain a setback plan requesting variances <br />to the required standards. <br /> <br />2. The SC Shopping Center district regulations require 100 foot <br />front, side and rear yards except if a side or rear yard is <br />adjacent to a business or industrial district, then the <br />setback shall be 60 feet. <br /> <br />3. Beechwood Acquisitions is proposing to construct an 18,000 <br />sq. ft. building to be occupied by computer ci ty . The <br />proposed building would not meet the SC Shopping Center <br />standards. The applicant is, therefore, requesting a special <br />use permit and variances to allow the development to move <br />forward. <br /> <br />4. A motion by the Roseville Planning Commission to recommend <br />approval of Beechwood Acquisitions request for special use <br />permit and variance to the required setback at county Road B- <br />2 and Snelling with the following conditions failed on a 2-2 <br />vote. <br /> <br />That the parking lot <br />submitted plans with <br />appropriately. <br /> <br />2. That landscape and utility plans be approved by city <br />staff. <br /> <br />be designed as shown <br />a one-way parking and <br /> <br />on the <br />signed <br /> <br />1. <br /> <br />3. That the required roadway easement for county Road B-2 <br />be dedicated as determined by the County and city staff. <br /> <br />4. That a sidewalk be constructed along county Road B-2 and <br />a pathway easement be dedicated for it. <br />
