Purthermore, the configuration of the parking lot will allow
for the baddns of vehicles Into the service drive aeatlng further congestion while
maneuverin8 takes place.

By falling to correct these problems as part of this process and, In fact, making
corrections virtually impossible, once the Computer City fadUty Is built, would be
unconscionable. TurnIng radius Improvements are a neceetity as Is the widening of
the common ealt/west service drive. Furthermore, the purported one-way system
proposed. by Computer Gty may well encourage two-way traffic allowing people to
use the westerly access as an egress thus complicating traffic problems at the
Intersection. Some parking win nece88&rily have to be 100t on the Computer City
site, and perhaps, even on the Cl'08sroads site, to correct these difficult problems.

/
,.
,

Jnt~pat1on

Unfortunately, Computer City is intending to occupy Its proposed. site with a total
disregard for Crossroads. It turns its back to the shopping center and fails to
coordinate constrUction materials, parking or circulation with Crossroads. This is
not at all consistent with the City's SC District IJtandards which call for the
integration of shopping facilities for the entire district. It is our experience that
businesaet function better when they operate as coordinated units rather than as a
series of independent stores. The potential exists to integrate these developments.

"
>

.,.
(

Sta\tt Linn

,..

The proposed siting of the Computer City buUdlng also disregards the Crossroads
Shopping Center, It literally creates a 22 to 35 foot wall which precludes views from
the Intersection of County Road B2. and Snelling Avenue, a circumstance that Is not
entirely avoidable but can be improved upon if the buDding is positioned properly.
The question Is where can It be located. 80 that it wUl have the least amount of
viewshed disruption on Crossroads wbile satisfying everyone's best interests?

While it Is not our responsibility to redesign the Computer Oty 8lte, it Is evident
that the proposed. Computer City configuration will have the maximum degree of
adverse effect on sight lines to Crossroads (see Proposed Plan attached).
