NARRATIVE February 23, 1993 TO: City of Roseville FR: John and Diana Farrell RE: division of platted lot ContinQencv of Proposal This proposal is contingent on the approval of the vacation of Richmond Street. If the City Council does not approve of vacating the south-west portion of Richmond Street, this proposal is null and void. Description of Property Legal description of our Rl property at 987 W. County Road C2 is as follows: [Ramsey County Plat 35] Subject to County Road C2 and except north 330 feet and except part in west 1213 1/10 feet of Section 2, Township 29, Range 23 [P.I.D. number 02-29-23-23-0007] Description of Proposed Division See attachment 1 for the proposed division of our property. Purpose of Proposed Division Our daughter and son-in-law would like to build their home on the divided-off northern portion of our property. Description of Access The proposed divided-off lot would connect with County Road C2 for street access and utilities (sewer, water, electric, etc.) by way of the vacated Richmond Street which runs adjacent to our property (see attachment 1). Description of SurroundinQ Area Lot sizes vary in our neighborhood (see attachment 2). South of us, on Lakeview Avenue, lot sizes are 50 feet wide by 100 feet deep on one side of the street, and 100 feet wide by 150 feet deep on the other side. Directly east of us, lots on the north side of County Road C2 are 100 feet wide by 330 feet deep, and 80 feet wide by 186 feet deep on the south side of our street. We have found the same inconsistancies of lot sizes to the north of our property along with some flag lots off Chatsworth, and to the west of our lot are several acres of Ramsey County reserve land. The proposed division of our lot would be comparable with lots already existing in our immediate neighborhood (84.5 feet wide by 175 feet deep for our south lot, and 114.5 feet wide by 153.2 feet deep along with a flag for access of 30 feet wide by 175 feet deep for our north lot).
