Hardship statement <br /> <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, MN 55113 <br /> <br />Dear Sir or Madam: <br /> <br />An addition to our house to the front or sides would apparently require a <br />variance. Adding on to the back of the house may require a variance because <br />the property borders on a wetland. On both sides, the house is 12 feet from <br />the property line. On the front, the house is built 30 feet from the property <br />line. We chose the addition to the front because: <br /> <br />1) The front of the garage is now 4 1/2 feet back from the front of the <br />house - we only need to bring the front of the garage 9 1/2 feet in front of the <br />house in order to add a 14 foot wide room at the back of the present garage. <br /> <br />2) Some houses on our (west) side of the street have had significant <br />settling problems due to poor soil quality near the wetland. The west wall of <br />the foundation of our garage had to be rebuilt when part of it broke away from <br />the rest of the foundation. Large amounts of fill would almost certainly be <br />needed in order to provide solid footings. <br /> <br />3) Relatively steep hills and large trees on both sides of the house and <br />the wetland in back would make it difficult to bring equipment down to the <br />back of the house to haul the fill which would be needed for th~ footings. <br />. The slope of the hill on the north side of the house is 7 feet down over a <br />length of 15 feet. A large tree is 10 feet from the house. On the south side, <br />the slope is more gradual - 7 feet down over a length of 23 feet. However, a <br />large tree is only 6 feet from the h~use on the south side. <br />
