In the case of an attached garage with <br />no living space above, the setback is 27 feet. <br /> <br />2. John Paulson is proposing to remodel his home at 2561 Fisk <br />Street by extending his garage forward and moving the kitchen <br />behind the garage. The garage, as proposed, would be 19 feet <br />from the front property line, requiring an 8 foot variance. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the variance. The Committee based this recommendation on <br />the fact that the relatively steep grade and large trees on <br />both sides of the house, together with the wetland in the <br />rear yard, prevent expansion in any other direction. <br />Sufficient room remains in the driveway to park a vehicle <br />beyond the public right-of-way. <br /> <br />4. All affected adjacent neighbors have been contacted and <br />indicated their approval of the variance request. <br /> <br />Alternatives: <br /> <br />1. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />2. Deny the variance based on the finding that no hardship or <br />practical difficulty exists on the site. <br /> <br />Policy Obiectives: <br /> <br />1. To insure that development occurs consistent with the City's <br />comprehensive plan and zoning ordinance. <br /> <br />2.
