Owasso Boulevard. <br /> <br />Backaround: <br /> <br />1. City ordinances require that garages or accessory structures <br />be placed in back or side yards. <br /> <br />2. Several lots around Lake Owasso have the garage located <br />between the street and the houses to afford views to the lake <br />and to present a front door image to the lake. <br /> <br />3. <br /> <br />Endura Construction Specialties has <br />property 'and is now proposing to add a <br />an existing garage. The garage will <br />property line. <br /> <br />been updating this <br />24' x 22' addition to <br />be 88 feet from the <br /> <br />4. The Minor Variance Committee unanimously recommended approval <br />of the variance. The Committee believed that given the <br />required 75 foot setback from the high water line, combined <br />with the fact that the. garage already exists and will still <br />be 88 feet from the property line, it is reasonable to <br />expand the existing garage. Putting the addi tion on the <br />front of the building saves a 16 inch diameter silver maple <br />tree. <br /> <br />5. All affected adj acent property owners have indicated their <br />approval. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulties exist on the site. <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Obiective: <br /> <br />1. To insure that development occurs consistent with the City's <br />zoning ordinances and comprehensive plan. <br /> <br />2. To grant variances where hardship and/or practical <br />
