The Schumachers own Lots 7 and 8, Block 3 Roseville Heights. <br />In 1969, the two lots were combined under one parcel <br />identification number. Currently, a house is situated on Lot <br />8. The Schumachers are proposing to divide the lots in order <br />to construct a house on Lot 7. <br /> <br />2. The Planning Commission unanimously recommended approval of <br />the Schumachers request for division of platted lot at 2728 <br />Lexington Avenue North with the following conditions: <br /> <br />1. That a driveway turnaround be provided on the site. <br /> <br />2. That driveway openings on Lexington Avenue meet County <br />standards necessary for a permit. <br /> <br />Alternatives: <br /> <br />1. Deny the proposed lot division based on the finding that the <br />proposal is not consistent with the City's zoning ordinance <br />and subdivision regulation. <br /> <br />2. Approve the request based on the finding that the proposal <br />would be consistent wi th the ci ty , s zoning ordinance and <br />subdivision regulations and would not be detrimental to the <br />area. <br /> <br />Policy Objective: <br /> <br />1. To insure that development occurs consistent with the City's <br />comprehensive plan, zoning and subdivision regulations. <br /> <br />Staff Recommendation: <br /> <br />1. It is recommended that the City Council approve Jim and Linda <br />Schumacher's request for division of platted lot at 2728 <br />Lexington Avenue N. wi th the conditions recommended by the <br />Planning commission. <br />
