The Kaufhold's have owned the lot at 2610 Wewers Road since <br />1963. The total parcel' size is 26,878 sq. ft. currently, <br />the Kaufhold house sits on the north half of this parcel. <br />Mr. Kaufhold is proposing to divide this parcel into two <br />developable lots. <br /> <br />2. The proposed lot split will create two parcels that are <br />13,439 sq. ft. in size. The house on the north parcel will <br />not require a side yard variance and the south parcel <br />provides an opportunity for construction of a home without <br />the need for variances as well. <br /> <br />3. The Planning commission unanimously recommended approval of <br />the Kaufhold request for a division of a platted lot at 2610 <br />Wewers Road. <br /> <br />Alternatives: <br /> <br />1. Deny the proposed lot division based on the finding that the <br />proposal is not consistent with the City's zoning ordinance <br />and subdivision regulations. <br /> <br />2. Approve the request based on the finding that the proposal <br />would be consistent with the city's zoning ordinance and <br />subdivision regulations and would not be detrimental to the <br />area. <br /> <br />Policy Ob;ectives: <br /> <br />1. To insure that development occurs consistent with the City's <br />comprehensive plan, zoning and subdivision regulations. <br /> <br />staff Recommendation: <br /> <br />1. <br /> <br />It is recommended that the City <br />Kaufhold's request for division <br />Wewers Road. <br /> <br />Council approve Kenneth <br />of platted lot at 2610 <br />
