City ordinances require that the sideyard setback for <br />attached garages be 10 feet from the property line. <br /> <br />2. Mr. Thole's existing garage is currently 17 feet from the <br />side property line. The distance between his home and his <br />neighbors to the west is 32 feet. <br /> <br />3. Mr. Thole would like to put a 12 foot wide by 24 foot deep <br />addition onto his existing garage. This would require a 5 <br />foot sideyard variance. <br /> <br />4. The Minor Variance Committee unanimously recommended approval <br />of the variance. It was the Committee's bel ief that while <br />Mr. Thole did have a two car garage, it is a small garage <br />that really cannot get two cars into it. In addition, he <br />would be storing a large boat in the added garage space, and <br />therefore, the boat would no longer have to be in the front <br />yard. For these reasons and plus the fact that there would <br />still be 20 feet between Mr. Thole's home and his neighbors <br />to the west, the Committee felt that the proposed garage <br />addition would fit well into the neighborhood. <br /> <br />5. All affected adjacent property owners indicated their <br />approval of the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulty exists on the site. <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Objective: <br /> <br />1. To insure that development occurs consistent with the city's <br />zoning ordinances and comprehensive plan. <br />
