Dunlap st. <br /> <br />Background: <br /> <br />1. city ordinances require that the maximum driveway width in <br />the public right-of-way be no greater than 26 feet. <br /> <br />2. As part of the Pavement Management Program, Garden Avenue has <br />been widened and a sidewalk has been installed on the south <br />side of this street. The Sneltjes' garage is already quite <br />close to the property line and given the street widening and <br />sidewalk construction, their driveway is shortened to the <br />point where a car cannot be parked in front of the garage. <br />To provide an off street parking space that would not block <br />the sidewalk, the Public Works Department worked with the <br />Snel tj es to construct an asphal t slab to the west of the <br />existing driveway, extending from the house to the road. In <br />order to use the new parking area, the driveway width needs <br />to be 29 feet, thereby creating the need for a 3 foot <br />variance to the maximum driveway opening width. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the variance. The Committee believed it was reasonable to <br />provide off-street parking that did not block the sidewalk. <br /> <br />4. All affected adjacent property owners indicated their <br />approval of the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on the finding that no hardship or <br />practical difficulties exist on the site. <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Objectives: <br /> <br />1. To insure that development occurs consistent with the City's <br />zoning ordinance and comprehensive plan. <br /> <br />2. To grant variances where hardship andlor practical <br />
