City ordinances require that driveways and parking areas be <br />setback five feet from the side property lines. <br /> <br />2. Mr. Favilla is proposing to add to his existing driveway to <br />provide enough room for two cars to park side by side and <br />allow passengers to exit onto a hard surface as well as <br />provide an off-street parking area for their recreational <br />camper trailer. The recreational vehicle parking area would <br />be to the side of the garage and, as proposed, would extend <br />to within 2 feet of the side property line, therefore, <br />requiring a three foot sideyard setback variance. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the variance. The Committee believed the variance request <br />was reasonable in that, it allowed for the parking of the <br />recreational vehicle in a location consistent with City <br />ordinances. Because the house and the property line are not <br />parallel, the variance is only for the front corner of the <br />parking space. <br /> <br />4. All affected adjacent property owners indicateg their <br />approval of the proposed variance. <br /> <br />Alternatives: <br /> <br />1.' Deny the variance based on the finding that. no hardship or <br />practical difficulties exist on the site. <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Objective: <br /> <br />1. To insure that development occurs consistent with the City's <br />zoning ordinances and comprehensive plan. <br /> <br />2. To grant variances where hardship andlor practical <br />difficulties exist. <br />
