<br />July 26, 1993 <br /> <br />Dear Mr. Falk: <br /> <br />In addition to the application form required (and attached) to make the special changes to <br />our store, I offer this letter to give a more complete understanding of our immediate need <br />to make the changes. <br /> <br />Pure Golf opened Lava links in November of 1991 with the idea that the area would <br />support an indoor golfing center. We built the 18 hole putting course, a small golf retail <br />store, an indoor practice driving range and three golf simulators. The driving range and <br />simulators were built in a 2400 square foot basement level. After merely two years of <br />operation it has become very clear this 2400 square foot area has been totally unproductive <br />and demands change. The putting course has done well and continues to do well, but <br />cannot carry the 2400 square feet of dead space. <br /> <br />Last year we added snacks and additional game offerings and in the process have begun to <br />reposition ourselves to become identified as a family indoor amusement center. Our putting <br />course uses approximately 11,000 square feet of the 15,000 square feet we are renting. It <br />will remain our center attraction. We would like to build a floor over the lower 2400 square <br />feet, which would give us two levels. The upper area (level with the rest of our park) would <br />become an amusement area offering a variety of skill and arcade games. The lower area <br />would be developed into private party space. In addition, we plan to rent the vacant 1700 <br />plus square feet immediately adjacent to the west side of our store. This new area would <br />be developed into an upscale parlor game clubhouse area offering air hockey, table shuffle, <br />fousball, pool tables, darts and additional private party opportunity. Lava links currently <br />hosts a variety of parties including birthdays, anniversaries, church groups, YMCA groups <br />and business groups. Our existing space is extremely restrictive for the size and number of <br />groups we can accommodate. <br /> <br />The additional amusement options and party space should dramatically enhance business. <br />We are currently losing an average of $3000fweek during the summer months (12 - 16 <br />weeks) which we make back up in the fall and winter. There is without a doubt a strong <br />need for wholesome, inexpensive amusement choices. The improvements we are asking for <br />will fill a variety of needs. I can only assure the city that Lava Links will continue to <br />develop quality amusements for all ages and abilities. Our plans require the approval of the <br />City of Roseville.
