<br />July 27,1993 <br /> <br />City of Roseville <br />Planning and Zoning <br />2660 Civic Center Drive <br />Roseville, Minnesota 55113 <br /> <br />Dear Minor Variance Committee: <br /> <br />We are applying for a two foot variance in order to build an attached garage within three <br />feet of the side lot line. We own and live in the home at 1765 Chatsworth Street North. <br />We purchased the property in August of 1992. It had been a non-homestead rental <br />property for many years. <br /> <br />Currently the property has no garage and a gravel driveway. A minor variance <br />was approved in June of 1989 to the previous owner (see attachment). This granted a two <br />foot variance for the driveway and street cut-out. We would like to continue the line of the <br />existing driveway into a new garage. <br /> <br />Our neighbors on that side (south) have no objections to our plan. We have shown them <br />where the building would be, if approved. Please see the attached letter from Clara <br />Laeffelmacher at 1757 Chatsworth St. N. indicating her approval. They have a chain link <br />fence on their lot, placed 1 foot in, so the proposed building would stand four feet from the <br />fence. <br /> <br />We have looked at many different options for placement of a garage on our property. By <br />attaching the garage to the side of the house we accomplish several things: <br /> <br />We could retain a beautiful maple tree that would have to come down if we placed a <br />garage in the back yard. The tree trunk is approximately 18" in diameter. <br /> <br />We would retain the open view of several adjacent yards, by not constructing out in <br />the back yard. We are located one house in from the corner of Roma and <br />Chatsworth so we are part of several backyards grouped together. <br /> <br />It would be far more expensive for us to build a garage in the back yard. The grade <br />drops several feet to the rear of the lot. It would be more expensive to construct a <br />concrete foundation/wall at the back of the garage. This would also be much uglier <br />for the neighbors and the garage would appear to be much higher. <br /> <br />We have planned the proposed garage to be set back ten feet from the front of our house. <br />This would reduce the look of plainness across houses and the feel of closeness (see <br />drawing). Also, the neighbors to the south have their garage on the north side of their <br />home. The proposed garage would therefor be next to their garage, and not obstruct any <br />view from their living space. <br /> <br />Thank you for your consideration on this matter.
