<br />The applicant wishes to split the lot at 2271 <br />Western Ave. on the corner of Western and Minnesota <br />into parcels A and B. The lot now has 163 feet of <br />frontage on Minnesota and 120 feet on Western. <br /> <br />If the lot split is approved, parcel A will be 25 <br />feet wide on Minnesota and 120 feet deep. <br /> <br />The Applicant owns the narrow lot at 398 Minnesota <br />Ave. It is now 55 feet wide on Minnesota and will <br />be combined with the new 25 foot wide parcel A. <br />This will make 398 Minnesota an 80 foot lot. That <br />is wide enough to build on. <br /> <br />Parcel B will be the remainder lot at 2211 Western. <br />It will be 138 feet on Minnesota.
