Mr. Wood is representing his mother in this matter. His mother <br />is requesting to have her property divided into two separate <br />parcels to facilitate the sale of her house. The lot is 2.44 <br />acres in size and after the proposed lot division, the lots <br />will be 63,300 sq. ft. (Parcel A) and 42,900 sq. ft. (Parcel <br />B). The proposed home would sit on Parcel B and would be put <br />on the market in the near future. Parcel A will be held for <br />future development. <br /> <br />2. The lot division is illustrated on the attached surveys. Both <br />lots exceed lot dimension requirements in R-1 zoning districts <br />for corner lots. Mr. Wood will also be maintaining an easement <br />along the north 52.8 feet of Parcel A in favor of Parcel B to <br />maintain the vegetation and landscaping to act as a buffer from <br />the highway for the neighborhood. It is Mr. Wood's intention, <br />at some point in the future, to possibly subdivide Parcel A <br />into three single family lots. <br /> <br />3. The Planning Commission, on a 6-0 vote, unanimously recommended <br />approval of Neal Woods request for a division of a platted lot <br />at 2250 Acorn Road. <br /> <br />Alternatives: <br /> <br />1. Deny the proposed lot division based on the finding that the <br />proposal is not consistent with the City's zoning ordinance and <br />subdivision regulations. <br /> <br />2. Approve the request based on the finding that the proposal <br />would be consistent wi th the· City's zoning ordinance and <br />subdivision regulations and would not be detrimental to the <br />area. <br /> <br />policv Objectives: <br /> <br />1. To insure that development occurs consistent with the City's <br />Comprehensive Guide Plan, zoning, and subdivision regulations. <br />
