Guidelines ~DDlicable to all Conditional Uses. <br />In passing upon a Conditional Use Permit, the City Council shall <br />evaluate the following matters: <br /> <br />A. <br /> <br />B. ' <br /> <br />The maintenance of safe and healthful conditions. <br /> <br />The preventions and control of water pollution including <br />sedimentation. <br /> <br />C. <br /> <br />Existing topographic and drainage features and vegetative <br />cover on the site. <br /> <br />D. <br /> <br />The location of the site with respect to flood plains and <br />floodways of rivers or streams. <br /> <br />E. <br /> <br />The erosion potential of the si te based upon degree and <br />direction of slope, soil type and vegetative cover. <br /> <br />The location of the site with respect to existing or future <br />access roads. <br /> <br />F. <br /> <br />G. <br /> <br />The desirability of the proposed use for a shoreland )'" <br />location. <br /> <br />Its compatibility with uses on adjacent land. <br /> <br />The amount of liquid wastes to be generated and the adequacy <br />of the proposed disposal systems. <br /> <br />Retention of natural features such as: <br />1. Aquatic life <br />2. Wildlife habitat <br />3. Vegetative cover <br />4 . Tree growth <br />s. Terrain qualities <br /> <br />18.190. ConditIons Attached to Conditiopal Use Permits. <br />Upon consideration of the factors listed above, the City Council <br />may attach such conditions, in addition to those required <br />elsewhere in this chapter, that it deems necessary in furthering <br />the purposes of this chapter. Violation of any of those <br />conditions shall be deemed a violation of this ~hapter. <br /> <br />H. <br /> <br />I. <br /> <br />J. <br /> <br />Such conditions may include specifications for, without <br />limitation because of specific enumeration, type of shore cover; <br />increased setbacks and yards; specified sewage disposal and <br />water supply facilities; landscaping and planting screens based <br />on known conditions on the site; period of operation¡ <br />operational control; sureties; deed restrictions; location ot <br />piers, docks, parking and signs; type of construction or any <br />other requirements necessary to fulfill the purpose and intent <br />of this Chapter. . <br /> <br />108 <br />
