Mechanical repair of the tractors will be done inside the existing building.

This development consists of the complete renovation and redevelopment of the existing Kolstad
property. The existing building will have a complete new exterior with a d,ecorative rock face
concrete block base and new panel siding above with a stucco finish. The buildings roof will be
refurbished with a new standing seam metal roof. Site work includes adding a perimeter security
fence where fencing does not currently exist, adding curb and gutters around paved areas. Current
unpaved areas of the site will be paved with recycled asphalt base. The site currently sheet drains
to the perimeter in all directions. The proposed grading plan maintains this drainage flow with curb
cuts to allow site drainage to naturally flow to existing drainage ways. Evergreen trees have been
added at the front boulevard. A diesel fueling station with two (2) pumps has been added to the
rear of the existing building with a 20,000 gallon storage tank.
