TO Minor Variance Committee and Roseville City Council FROM Charles and Marilyn Mick 2202 saint Croix street SUBJECT Request for Minor Variance DATE August 24th, 1993 Information requested in item 10.D. of attached application Why variance is necessary We wish to add living space and a double garage to our house at the above address to accommodate our growing family. Our plans are to replace our attached breezeway and single garage with a two-story addition having a double garage and family room on the first level, and bedrooms and a bathroom on the second level. The Zoning Code specifies side setbacks of ten (10) feet. We are making application for a Minor Variance to allow building the addition to within seven (7) feet of our south property line. what hardships are present To achieve a reasonable floor plan and to avoid major changes to load-bearing walls in the existing house, a hallway must be included in the addition. The planned hallway will be approximately 3.5 feet wide running east/west between the addition's double garage and the existing house. To include the hallway with the required wall thickness and allow a double garage of reasonable width (23 feet), the width of the addition must be 27 feet. If the addition is built according to this Minor Variance request, the sum of the north and south side setbacks will be 22 feet. Had the original structure been built closer to the north-side property line, no variance would be necessary. However, since it would be very costly to move the existing structure to the north, we make this application for a Minor Variance, and request your prompt consideration.
