<br />TO <br /> <br />Minor Variance Committee <br />and Roseville City Council <br /> <br />FROM <br /> <br />Charles and Marilyn Mick <br />2202 saint Croix street <br /> <br />SUBJECT <br /> <br />Request for Minor Variance <br /> <br />DATE <br /> <br />August 24th, 1993 <br /> <br />Information requested in item 10.D. of attached application <br /> <br />Why variance is necessary <br /> <br />We wish to add living space and a double garage to our house <br />at the above address to accommodate our growing family. Our <br />plans are to replace our attached breezeway and single <br />garage with a two-story addition having a double garage and <br />family room on the first level, and bedrooms and a bathroom <br />on the second level. <br /> <br />The Zoning Code specifies side setbacks of ten (10) feet. <br />We are making application for a Minor Variance to allow <br />building the addition to within seven (7) feet of our south <br />property line. <br /> <br />what hardships are present <br /> <br />To achieve a reasonable floor plan and to avoid major <br />changes to load-bearing walls in the existing house, a <br />hallway must be included in the addition. The planned <br />hallway will be approximately 3.5 feet wide running <br />east/west between the addition's double garage and the <br />existing house. To include the hallway with the required <br />wall thickness and allow a double garage of reasonable width <br />(23 feet), the width of the addition must be 27 feet. <br /> <br />If the addition is built according to this Minor Variance <br />request, the sum of the north and south side setbacks will <br />be 22 feet. Had the original structure been built closer to <br />the north-side property line, no variance would be <br />necessary.
