In the R-1 Single Family Residential Zoning District, front <br />yard setbacks for buildings must be 30 feet from the street <br />right-of-way. In the case of an attached garage, the setback <br />can be reduced to 27 feet. <br /> <br />2. The Morton's are proposing to add a 24X24 foot attached garage <br />to the front of their house. This would allow them to remodel <br />their existing single car garage into a bedroom suite that <br />could accommodate their son-in-law who has muscular dystrophy <br />and needs handicap accessible accommodations. In order to <br />place the proposed 24X24 foot garage on the lot such that no <br />side yard setback would be required, the Morton's are <br />requesting an 8 foot front yard setback. This would bring the <br />front of the proposed garage to within 32 feet of the curb line <br />and 19 feet of the front property line. <br /> <br />3. The Minor Variance Committee unanimously recommended approval <br />of the variance. The Committee believed that the variance <br />request was reasonable in that the opportunity to expand the <br />house to the rear was limited due to the sloping rear yard and <br />because a typical expansion to a two car garage often requires <br />a side yard setback consideration. The Committee noted that it <br />will still be possible to park vehicles beyond the public <br />right-of-way, solely on the Morton's property. <br /> <br />4. All affected adjacent property owners indicated their approval <br />of the proposed variance. <br /> <br />Alternatives: <br /> <br />1. Deny the variance based on findings that no hardship or <br />practical difficulties exist on the site. <br /> <br />2. Grant the variance based on the finding that a hardship or <br />practical difficulty is present on the site. <br /> <br />Policy Obiectives: <br />
