Size of current site. <br /> <br />The site will be a combination of the old Mack Hotel site, the Hart property, and a <br />portion of the Ramsey site. The total site consists of approximately 186, (){){} square feet <br />of land or approximately 4.28 acres. <br /> <br />2. Nature of buildings (existing and proposed). <br /> <br />The existing structures consist of the Mack Hotel which is abandoned, a small office <br />property commonly known as the Hart property. The new facility will be approximately <br />60,()()() square feet and designed as a medical office building. <br /> <br />3. Proposed use of the land and buildings. <br /> <br />The proposed facility is a 60,000 square foot primary care medical facility and suiface <br />parking. <br /> <br />4. Existing and proposed zoning. Why are you requesting this particular zone change? <br /> <br />Present zoning of property = I1 and B4 <br />Proposed zoning of property = B3 <br /> <br />s. Description of your business, history of business, operations, number of employees, <br />etc. <br /> <br />The medicalfacility will house two (2) medical primary care providers along with several <br />specialty groups and a rehabilitation center. Number of proposed parking spaces and how parking relates the proposed <br />ordinance. Are there any unique conditions relating to the parking? <br /> <br />Thefacility is designed to accommodate the high turnover of parking. We have designed <br />256 stalls or approximately one for every 175 square feet of the 43,904 square feet of <br />medical space being provided.
