,

REQUEST FOR COUNCIL ACTION

DATE: 12-13-93
ITEM NO.: ß - 3

Department Approval:

~( þP~

~

Agenda section:
Hearings

Manager Reviewed:

Item Description:

Mark Nelson request for division of platted lot
at 1927 Gluek Lane.

Background:

1. The lot under consideration in this request is located at 1927
Gluek Lane. It is legally described as Lot S, Block 1, Midway
Acres. The lot is 57,765 sq. ft. in size and is zoned R-l
single family residential.

2~ The R-1 zoning classification standards require a minimum lot
size for interior lots of 11,000 sq. ft. In this zoning
district, this zoning classification also requires that lots
have a minimum of 85 feet of frontage.

3. The proposed lot division is illustrated on the attached
survey. Both lots would exceed lot dimension requirements in R-
1 zoning districts for interior lots. Parcel A is proposed to
be 19,127 sq. ft. in size. Parcel B is proposed to be 38,638
sq. ft. in size. At the building setback line, both parcels
would exceed the minimum frontage requirements for this zoning
district.

4. A single family dwelling is currently located on the lot
proposed to be split. If the lot division goes through, the
existing house would be on Parcel B, the larger of the two
proposed parcels. No variances to the setback requirements
would be needed as a result of the proposed division. The
undeveloped parcel is of sufficient size and dimension that
reasonable development can occur without the need to apply for
setback variances. .

5. The Planning Commission, at their December 9, 1993 meeting,
considered this request. Because of the change in the meeting
date of the Planning Commission meeting, the motion on this
application will be presented at the December 13, 1993 city
Council meeting.

staff Recommendation:

1. The proposed lot division represents a reasonable way to
develop the property. Both lots will meet R-1 zoning standards
for lot dimensions. Therefore, staff recommends approval of
