BACKGROUND <br /> <br />The lot under consideration in this request is located at 1927 Gluek Lane, <br />It is legally described as Lot 8, Block 1, Midway Acres, The lot is <br />57,765 sq, ft. in size and is zoned R-1 singJe family residential. <br /> <br />2. Develoument Summarv <br /> <br />R~ 1 zoning classification standards require a minimum lot size for interior <br />lots of ] 1,000 sq. ft. In this zoning district, this zoning classification a1so <br />requires that lots have a minimum of 85 feet of ftontage, <br /> <br />The proposed lot division is illustrated on the attached survey, Both lots <br />would exceed lot dimension requirements in R-l zoning districts for <br />interior lots, Parcel A is proposed to be 19,127 sq. ft. in size. Parcel B is <br />proposed to be 38,638 sq. ft. in size. At the building setback line, both <br />parcels would exceed the minimum ftontage requirements for this zoning <br />district. <br /> <br />A single family dwelling is currently located on the lot proposed to be <br />split. If the lot division goes through, the existing house would be on <br />Parcel B, the larger of the two proposed parcels. No variances to the <br />setback requirements would be needed as a result of the proposed <br />division, The undeveloped parcel is of sufficient size and dimension that <br />reasonable development can occur without the need to apply for setback <br />vanances. <br />
