Sidewalk is required along Grandview Avenue. <br /> <br />2. A Traffic study should be done. <br /> <br />3. A storm sewer study needs to be done to determine if the <br />existing city system can handle the proposed run off. <br /> <br />4. All curb cuts must meet Roseville standards. <br /> <br />5. All utility placement must meet Roseville standards. Those <br />Utilities proposed to be turn over to the city for <br />maintenance and ownership require a one year maintenance <br />warranty. A utility easement would be required to cover <br />those utilities proposed to be given to the city. <br /> <br />6. The connections to the existing sewer and water mains on <br />the Grandview side of the property must meet Roseville <br />standards. The street must be replaced per Roseville <br />standards. <br /> <br />7. Three of the five legs of new watermain to the south of <br />Lovell street are dead-end lines without hydrants on them. <br />They need to be connected to the legs east or west of them <br />to provide better water standards or hydrants need to be <br />added to the ends of the lines. Water lines that are not <br />dead-end lines provide better water quality and pressure. <br /> <br />8. New driveway openings must meet Roseville standards. <br />
