<br />Lovell Avenue cul-de-sac. Nine buildings were proposed for this site, <br />four 4-unit buildings, one 6-unit building, and four 10-unit buildings. The <br />four 1 O-unit buildings are in the southern portion of the site, along the <br />State Highway 36 right-of-way. The remaining 22 units are spread <br />througli the northern half of the site in a much less dense fashion. <br /> <br />3. In response to COllcenlS raised by members of1he Planning Coinmission, <br />Good Value Homes has completed and submitted to die Engineering <br />Department, stann sewer calculations for the required ponding and <br />drainage capacity, is completing a more detailed traffic analysis that will <br />be presented to die Planning Coinmission at the January 12, 1994 <br />meeting. They have submitted a revised site plan that reduces the number <br />of lmits proposed for die site by four and have eliminated some of lhe <br />street system in an attempt to provide more green space for the project. <br /> <br />4. Two units on the north side of die center buildings proposed for die <br />southern half of die site have been eliiniiiated from die proposal. The <br />new unit count of 58 townhomes generates a density of 9.9 units per acre. <br />The portion of 1be private intenlal street system along the east edge of the <br />site, adjacent to die church parking lot, was found to be unnecessary and <br />has been eliminated in favor of green space. These two modifications <br />increase the green space to 45% of the site and reduces the building <br />coverage to 23%. <br /> <br />5.
