Public Hearings. <br /> <br />(a) PIQnnlog FiJe 2628 <br /> <br />Good Values Homes, Iue,'s request for a planned unit development (PUD), rezoning, <br />and Comprehensive Plan Amendment, at the northeast corner of Lexington Avenue <br />and Highway 36. Applicant wishes to construct a 58-unit townhome development. <br /> <br />Chairman Keith Wietecki opened the public hearing and asked City Planner Mike <br />Falk to provide a background presentation on the project. The public hearing is a <br />continued public hearing from the December 9, 1993, City Planning Commission <br />meeting. <br /> <br />City Planner Mike Falk, provided a verbal presentation from a written report dated <br />December 9, 1993, in which he described a rezoning request fromR-3A and B-1 to <br />Planned Unit Development. The Planning Commission had requested storm sewer, <br />traffic, building elevations and sketches and landscaping details prior to making a <br />decision on this proj ect at their December 9, 1993, meeting. <br /> <br />F alk noted that the storm sewer and drainage have been reviewed by the City <br />Engineer and they do work according to city standards. The traffic study is to be <br />reviewed during this evening's meeting, as well as the building elevation sketches. <br />F alk noted that the proposal has been reduced from 62 units to 58 units based upon <br />previous comments by the Planning Commission. He also explained the changed <br />alignment of the interior l'Qad system reducing the pavement surface along the <br />northeast edge of the project. <br /> <br />Member Thomas asked for clarification regarding the upgraded landscape plans <br />which were to be sent to the staff or commission. John Peterson, President of Good <br />Value Homes, described the landscape plan and the sketches of the buildings taken <br />from the northeast and northwest comers of the site.
