<br />the Council may instruct the Planning Commission to initiate rezoning to the original <br />zoning district. <br /> <br />7. Additional Conditions of Mproval. <br /> <br />To insure that the proposed development meets the City's standards for the approval <br />of a planned unit development, as set forth in Section 17 (Roseville) Zoning Ordinance, <br />the Development shall also comply with the following conditions: <br /> <br />Á. Prior to the commencement of site development activities by the <br />DEVELOPER, the DEVELOPER intending to commence activities shall <br />have posted with the CITY a landscape bond, a letter of credit, or other <br />security acceptable to the City in an amount equal to 150% of the cost of <br />all site landscaping and site restoration. The specific amount of this letter <br />of credit, bond, or other security shall be detennined by the Community <br />Development Director, following the completion of all site construction <br />plans. <br /> <br />B. That the applicant work with property owners across Grandview and City <br />staff to minimize the impact of the driveway entrance by installing a <br />mininmm 4-1/2 percent grade driveway and, if necessary, installing <br />conifers for screening headlights. <br /> <br />C. That the design and building materials be as presented to the Planning <br />Commission in site and building plans dated for the January 12, 1994 <br />Planning Commission meeting. <br /> <br />D. That there be a monument entry sign without lighting 011 Grandview <br />Avenue. <br /> <br />E. That staff review a number of items related to utility placement, interior <br />street design, driveway openings, and fmallandscape plans. <br /> <br />F. That the limit of units be revised from 58, as shown on the plans dated <br />J anua.ry 12, 1994, to 54 units. <br /> <br />G. Park dedication requirements per .the Roseville code shall be satisfied by <br />a cash contribution. <br />
