<br />Roseville standards. <br /> <br />7. Three of the five legs of new watermain to the south of Lovell Street are dead-end <br />lines without hydrants on them. They need to be connected to the legs east or <br />west of them to provide better water standards or hydrants need to be added to the <br />ends of the lines. Water lines that are not dead-end lines provide better water <br />quality and pressure. <br /> <br />8. New driveway openings must meet Roseville standards. <br /> <br />9. There is no landscaping plans with the file - acceptable plan on file. <br /> <br />10. The roadway system shown on the plans scales 20 to 21 feet in width. The roads <br />need to be not less then 24 feet in width. The existing roadway at Lexington <br />Avenue is 32 feet in width at this time. <br /> <br />11. That the landscape plan be amended and approved by City staff to increase use of <br />conifers and to provide a better buffer from Highway 36. <br /> <br />12. That City staff review the traffic study and confirm the numbers used. <br /> <br />13. That the applicant work with property owners across Grandview to minimize <br />impact of the driveway entrance. <br /> <br />14. That the design and building materials be as presented to the Planning <br />Commission in site and building plans dated for the 1/12/94 Planning <br />Commission meeting. <br /> <br />4. Phased Development. The City may refuse to approve final plats of subsequent <br />additions of the plat if the Developer has breached this Contract and the breach has not <br />been remedied. Development of subsequent phases may not proceed until Development <br />Contracts for such phases are approved by the City. <br /> <br />5. Effec For two (2) years from the date of this Contract, no <br />amendments to the City's Comprehensive Plan, or official controls shall apply to or affect <br />the use, development density, lot size, lot layout or dedications ofthe approved plat <br />unless required by state or federal law or agreed to in writing by the City and the <br />Developer. Thereafter, notwithstanding anything in this Contract to the contrary, to the <br />full extent permitted by state law the City may require compliance with any amendments <br />to the City's Comprehensive Guide Plan, official controls, platting or dedication <br />requirements enacted after the date of this Contract. <br /> <br />6.
