V'é have tried to consider many factors, including <br />neighborhood .impact~ existing utilities, soils, zoning, <br />traffic, demographics, and home design. Several of the <br />is sue s r a i sed a t 0 u r pre v i 0 u s me e tin g s wit h the 'C i ty <br />Staff, Planning Commission and neighbors have resulted in <br />significant revisions to our initial concept plan. <br /> <br />The primary issues raised in the ooncept phase involved <br />traffic, density, building design.and open space. <br /> <br />Traffic - \fIé decided that rather than concentrate the <br />t.r-itfft~ flow in one direction, it would be preferable to <br />design the driveways to disperse the traffic in 3 <br />directions. <br /> <br />Density - \fIé reduced the density on the entire site by 2 <br />unHs with a more significant reduction on the north half <br />of the neighborhood. One, the roof line desian was modified <br />to give-it a less massive·feel.
