We hav~ tried to consider many factors, including <br />neighborhood ~mpact,' existing utilities, soils, zoning, <br />traffic, demographics, and home design. Several of the <br />issues raised at our previous meetings with the 'City <br />Staff, Planning Commission and neighbors have resulted in <br />significant revisions to our initial concept plan. <br /> <br />The primary issues raised in the concept phase involved <br />traffic, density, building design.and open space. <br /> <br />Traffic - We decided that rather than concentrate the <br />traffic flow in one direction, it would be preferable to <br />design the driveways to disperse the traffic in 3 <br />directions. <br /> <br />Density - We reduced the density on the entire site by 2 <br />units with a more significant reduction on the north half <br />of the neighborhood. The north half previously had 34 <br />units as opposed to 22 on the submitted plan. <br /> <br />BUilding Design - Two major changes wer~ mad~ in the <br />buildlng design. One, tn~ roof line design was modified <br />to give it a less massive feel.
