River Road <br />Coon Rapids, MN 55433 <br /> <br />Dear Mr. Peterson: <br /> <br />The Roseville City Council, at its October 24, 1994 meeting, approved your request for an amendment to the <br />Comprehensive Plan trom Church to Medium Density Residential, approval of the concept for a planned unit <br />development adding 8 units to the original planned unit development, approval of a preliminary plat (including <br />the 8 units) and a private street system, and that sidewalks be placed along Grandview Avenue, and that street <br />stop signs be placed at the entrance onto Grandview Avenue, and with the following conditions in the <br />Engineering Report dated October 7, 1994: <br /> <br />a. The driveway off of Grandview Avenue is more than 26 feet in width. There needs to be grass between <br />the two driveways ( or a stipulation in the amended PUD to allow for this two family driveway). <br />b. Roseville's standards for utilities and street construction must be followed. <br />c. Removal of the concrete curb and gutter on Grandview must be done as per Roseville standards. <br />d. The new water services on the existing watennain in Grandview must be tapped by Roseville's Utility <br />Department. The street repair must meet Roseville's standards. The contractor is required to take out <br />the needed pennits at City Hall for this work. <br />e. The location of the proposed new catch basins on Lovell Lane South will have to meet Engineering <br />Department standards. <br />£. The existing cul-de-sac at the end of Lovell Avenue does not meet City standards. Snow storage is <br />very short in the existing cul-de-sac, A study to enlarge the driving area must be done at this time. <br />g. The plans must show the service locations. <br />h. AJI deferred assessments must be paid. <br />i.
