To:

Mike Falk
Douglas Strong~
Planning File #2631

From:

Re:

Date: December 1, 1993

This file deals with a PUD and Preliminary and Final Plat at
2360 County Road C. The engineering staff has reviewed this
proposal and has the following recommendations:

1. A sidewalk along the south side of County Road C is
required.

2. Silt fence and hay bails must be used during any fill
and grading operations.

3. All changes to County Road C must have the Ramsey County
Traffic Engineer's approval.

4. The new sewer and water services will have to be tapped
from the existing mains in County Road C. A permit from
Ramsey County is required and the work must meet their
standards.

. '

5. The plan shows no on site ponding. This site is located
within the Rice Creek Watershed District and must meet
their requirements.

6. The proposed connection to the existing 72" RCP storm sewer
line is shown without a manhole. A Manhole at that
location is required.

7. The landscaping plans should be overlaid on top of the
utility plans to avoid planting any trees on top of any
existing or proposed utili~y locations.

8. Monument signs are not shown at 15 foot set back.
