\ lkCO'VJecY 1(7 jc,,¡¡..
ì>lir.d ^ r 7 ,
f"4'v v . '

January 6, 1994

Dennis Welsch
Community Development Director

Dear Mr. Welsch:

On December 28 we attended a meeting at the Community Center
for the purpose of learning about a proposal for a project
by Rottlund Homes at the corner of Fairview and County Road
B. The proposal called for an extremely high density
project at that intersection which is a very high traffic
artery because of the extensive commercial developments to
the east and to the north.

The fact of the matter is that the intersection to the east
at County Road B and Snelling was listed as the first of the
5 worst intersections in the state of Minnesota for
accidents. This was reported on December 30 on Channel 4
10:00 PM news. The addition of the very dense housing
project proposed only one half mile west of that
intersection will add to an already serious problem in both
the east-west as well as the north south traffic flows.

The proposed project is not in keeping with the
neighborhood. It should be structured with about one half
of the density with a different target market in mind. What
the community needs are a number of quality one level town
homes with large double garages 80 that seniors can sell
their homes and remain in the community. The age structure
of Roseville would make this the reasonable target market.
The Ferris Woods project just to the west and across County
Road B is more in keeping with the community.

The meeting was comprised of 35 people or so. During the
course of the meeting a vote of support for the project was
asked for and not a single hand was raised. A follow up
vote of people opposed was asked for and every person in
attendance with the exception of those directly invovlved in
the project raised their hands in opposition.

The Planning C9mmission' and the Council cannot vote to allow
this change in zoning and say they represent the best
interests of the people of Roseville.

Sincerely,

/,
// I
,(", C
L 'c/o"
£ vI- c. c; ."

'(

/1';... .. .:.

:' r; -(,.

/
//
...-e."
.. .. ,. 1

, r"' ( ~ . .:._ P J ( _

Arvid and Janiife Knudtson
1854 Gluek Lane
Roseville, Mn. 55113
