<br />Area 18 <br />Proposed site for Rottlund Homes Corpus Cristi Villas. The intersection of County Road B and_ <br />Fairview Avenu~. Current land uses in the northeastern quadrant consisting of limited business on <br />the corner, abutting business. Land uses in the southeastern quadrant consist of City park on the <br />comer, abutting a school site to the east, surrounded by low density residential. Land uses in the <br />southwestern quadrant consist of the Corpus Cristi church site, abutting school properties, <br />surrounded by low density residential. Land uses in the northwestern quadrant consist of low <br />density residential with pockets of medium density and high density residential to the west of the <br />site. <br /> <br />The Rottlund proposal is to amend the comprehensive plan land use designation for the corner of <br />County Road Band Fairview Avenue from a designation as church site to a designation of high <br />density residential. Similar land use confirmations can be demonstrated in the preceding 17 areas. <br />Throughout the City ofRoseville the land use configurations of high density residential adjacent <br />to church sites, school sites, low density residential sites, limited business and business sites, and <br />City park, are a fairly common place occurrence. High density residential is supported by a <br />variety of factors including being at the location of an intersection of two County roads being <br />adjacent to business and shopping areas, being a transition use from business areas to surrounding <br />low density areas and providing a complimentary blend of higher density housing working in a <br />compatible fashion with the surrounding uses of school, church, residential, and business. <br /> <br />BP/skh 12/9/93 <br />AREAS.doc <br /> <br />4 <br />
