We find the plat
acceptable for further development with consideration of the following comments.

· Mn/DOT owns access control where the plat abuts TH 51 right of way. No direct access
may be allowed to the highway. Access to TH 51 for the plat should be via local streets and
county roads. The service drive on the south edge of the plat has access to TH 51 through
the Conoco site. For reasons of safety, traffic operations and the functional integrity of the
highway Mn/DOT cannot responsibly allow the driveway at the Conoco site to used as a
general access to TH 51. As a result of the altered use and traffic patterns of the site's
entrance to TH 51, Mn/DOT will be contacting the owner of the station presenting our issues
regarding Conoco's access to the highway.

· Grading ami drainage plans should be submitted to Mn/DOT for review prior to any
construction or site work. Questions may be directed to Keith Van Wagner of our Hydraulics
Section at 779-5053.

If you have any questions regarding this review please contact me.

Sincerely,

t1¡ (/¡IAJJL ~f9'T\

Cyrus Knutson
Transportation Planner

cc: David Claypool, Ramsey County surveyor
Joe Peroutka, Ramsey County right of way engineer

An Equal Opportunity Employer
