c2~31

REQUEST FOR COUNCIL ACTION

DATE: 3~28-94

ITEM NO.: D-l

Department Approval:
(M7wF

Manager Reviewed:

Agenda Section:,

Item Description:

Hearing
Bar Mar Inc. request for PUD Concept Development Plan
approval, rezoning from I ~ 1 to POO and preliminary and final
plat approval.

~

Background:

1. Har Mar Iuc, is proposing to develop a 5.5 acre parcel of land west of
SneHing Avenue, between Midway Ford and the Conoco/Jiffy Lube Plam1ed
Unit Development on COlmty Road C. The property takes its principle
access from Lincoln Drive. The property is currently zoned I-I, Light
Industrial, and the applicants are proposing a rezoning to Planned Unit
Development for retail purposes. The proposed development would consist
of four buildings totalling 33,400 sq. feet in size. This would cover
approximately 13 percent of the site, and would consist of a 9,000 sq. ft.
restaurant, a 5,000 sq. ft. bank, a 9,000 sq. ft. auto service/food retail center,
and a 10,400 sq, ft. retail center that would be anchored by a major video
store.

2. The Planning Commission, at their March 9, 1994 meeting, reviewed the
proposal and recOlmnended that the application be continued to the April 13,
1994 meeting so the applicant would have more time to prepare additional
infonnation on:

1. elevations and perspectives;
2. landscaping details;
3. signage details;
4. traffic counts; and
5. outlot and trash enclosure details.
