As you know, <br />although this property has been divided into two parcels for real estate tax purposes, it has not been <br />legally divided. This means that accurate legal descriptions need to be created for the two lots <br />before we can retitle the lots into your individual names. (Currently the lot ~ 500 Lovell Avenue- <br />has only one legal description). After several months back and forth with the Roseville City <br />Planning Department trying to detennine what we would need to do in order to retitle, we discovered <br />that the City ofRoseville has officially abandoned its interest in Cohansey Street. Thomas Paschke <br />at the City Planning Department indicated that the best way to deal with this is to have the lot re~ <br />surveyed, including in the SlU'Vey the property interest abandoned by the City and split the property <br />into two parce1s, The survey would then be submitted to the' Planning Commission which would <br />review and then approve provided that the lots meet current requirements for buildability. Once <br />approved, we could then retitle the two parcels to your individual names. <br /> <br />We have fOlwarded infonnation to Lloyd Pew, a surveyor with Hansen, Thorp, Pellinen & <br />Olson, about the property for an estimate for the costs involved. He will prepare a proposal and <br />when I receive it from him I will forward to you. Assuming that the costs will not be prohibitive, <br />do you want to proceed with this?
